Man's best friend

First off, I would like to thank John for setting up this site as well as this blog to allow residents at 45 Pond Mills to voice their opinion.

I recently moved in and think that it's ridiculous that condo bylaws states that residents here are only allowed to have 1 dog. I used to have 2 but had to give up one. My Max has lost his best friend. CITY by laws states that we are allowed to have 2 dogs per unit.

Let's start a discussion on this so hopefully we can bring up the topic at the next meeting.

As most of you know I strongly object to this rule's interference with my lifestyle. This 'rule' has repercussions far beyond my personal ownership of a dog. It prevents friends of mine, who are dog owners, from visiting my unit and bringing their pets with them. This includes my children. As a former superintendent, of this building, I have witnessed board members making exceptions to this rule, over the years, when it suited them. This is most unfair. If we are going to have a rule then it should be applied to all without exception. In truth the rule prohibiting dogs beyond a certain height and weight does little or nothing to improve the lifestyle of other residents. What does size have to do with anything? Some of the most disagreeable dogs to live here have been well under the size limitation. Indeed while I was employed as superintendent here I was actually bitten by a dog belonging to a (now) board member. The dog was small yet it consistently barked, snarled and bit other dogs and residents. Those of us who remember 'damion' a large rottweiler which lived here for a great many years will remember him as, very much, a gentle giant. I believe that size is essentially irrelevant when it comes to dogs. How the owner treats and trains him/her is much more relevant. Let's hear what you have to say. For or against.

When you purchased your unit did the real estate agent, or the board, supply you with a copy of the condo rules or discuss the "dog" issue " with you BEFORE the purchase was complete??

Yes, I was provided with the rules when I saw my lawyer to obtain the status certificate for the condo. I think at that point because the offer was already placed and accepted and the paperwork has already started. Thank being said, if I was informed about this dog issue when I was viewing the place, I wouldn't have put in an offer.

Residents need to think about this policy because if they chose to sell or rent down the line, it may hinder the offers they receive.

If you were NOT informed before the deal was accepted I believe you may have grounds for a Law Suit. I'm no lawyer but I believe the responsibility is on the agent to CLEARLY INFORM you of ALL the restrictions and ALL the rules which would affect you BEFORE an offer is made and NOT after the deal has been accepted. There may be grounds for compensation here or an having an exception being made, depending on who the agent and real estate firm was.

I lost my best friend almost a year ago and would love to get another dog but because of the condo rules I am not allowed another large dog. People who knew my gentle giant never feared him it is the way a dog is raised maybe the board should look at some of the little dogs in the building who are a lot nastier and it's not size maybe its the way they are raised.
